What an engineer looks at that a "portfolio coordinator" doesn't
Every walk-through and every repair quote gets checked against how the system actually works — so you're fixing the cause, not paying for the symptom twice.
Mechanical
- HVAC age, refrigerant type, filter and condensate condition, and whether that "needs a new unit" quote is real.
- Water heater age, pan and drain, relief valve, expansion tank on closed systems.
